Bercen Corporate Headquarters and Laboratories

Client: 

Bercen, Inc. – a specialty chemical manufacturing company.

Project: 

Planning, design and preparation of the construction documents for a 13,000 square foot corporate office and laboratory building. The facility is a multi-story prefabricated metal building and includes the following programmatic spaces:

  • numerous typical offices
  • open office areas
  • conference rooms
  • 7 research and development laboratories
  • locker rooms
  • support spaces
Challenge: 

BBI and its carefully selected design team were required to integrate new, energy efficient HVAC systems, exhaust systems, and plumbing and electrical systems into the existing shell structure to provide for the proper function of the labs and office.

Solution: 

 

The program and use of the building required coordination of the necessary lab equipment with the owner, lab consultant and mechanical and electrical engineers and subcontractors. Verification of the equipment and systems were also coordinated between the lab consultant, mechanical and electrical designs, sprinkler system, fire walls and other elements of the design. BBI worked with the Owner and Contractor to value engineer the design to comply with the Owner’s revised budget.

The success of this project hinged on BBI’s ability to manage multiple and highly specialized consultants and their respective equipment needs, as well as a full and complete code search with the Life Safety Codes, International Building Code, ADA and other NFPA and ANSI regulations. All of these requirements were incorporated seamlessly into the overall design.
